‘Villa Polonia’ Seniors’ Condominium Complex
The building of ‘Villa Polonia’ Seniors’ Condominium Complex will provide the comforts of home as well as supportive services to its resident seniors.

In order to reduce the mass of the building complex and maintain the view corridor into the adjacent valley, two separate 8 storey buildings are proposed and will be connected by a 1-storey amenity centre. This building will stand at the north end of the Polonia Millennium 2000 Development.

‘Villa Polonia’ Seniors Condominium Complex will include total of 178 residences in two buildings with the eighth floor featuring terraced penthouse units. The basements will contain service spaces and a 178-space underground parking garage.

The building complex will be composed of two separate buildings joined by a glazed central amenity area above the entrance canopy. Large windows and balconies in every unit will guarantee ample access to natural light and splendid views of the Church, Cultural Centre and landscaped areas and the green belt of the valleyland.

The buildings will be clad in clay brick with stucco and natural stone accents around windows and doors, with a pre-finished metal, pitched roof, which will harmonize with the roof of the Church and Cultural/Commercial Centre.

Access to the front entrance of the building, underground parking, visitors’ surface parking spaces is provided via and Polonia Avenue. Because of the proximity of the Church, the Cultural/Commercial Centre and also the adjacent open space, pedestrian access is very important. Special paving will mark the entrance to the building and the drop-off area. Different paving patterns will delineate the vehicular for pedestrian circulation.

The adjacent woodlot and valleyland will provide a significant visual amenity and will create a quiet, informal atmosphere. A trail along the edge of the valleyland connecting with Polonia Avenue and the adjacent stormwater management pond will allow residents and visitors’ access and views to the natural beauty of the valleyland. Informal gardens with shade trees, shrubs and perennials, patios, and a shade structure will compliment the building as well as augment the valleyland edge.

The parkette located between ‘Villa Polonia’ and the Cultural/Commercial Centre provides a central gathering area for residents and visitors. With visual connections to the Indoor Amenity Building and the Cultural/Commercial Centre, the parkette provides for passive recreation opportunities for its users. The pavilion will be a central feature of the parkette and will be an informal gathering area for users to meet and enjoy the rest of the features of the development.

Formal plantings of large shade trees and shrubs frame the parkette, while flowering trees surround the pavilion to provide memorable seasonal experiences.

The parkette provides pedestrian access into the development. This will be a primary connection from Polonia Avenue and is reinforced through the use of special paving, decorative steel fencing, and feature panels with planters, flanking either side of the walkway. The walkway is connected to the trail along the valleyland edge and the main pedestrian spines of the site.
